The land plot is 1 Rai (1,600 sq metres) situated in the sought-after village of Khao Tao, 10km south of Hua Hin town and just 1.5km in-land from Khao Tao and Sai Noi beaches and 1km from Khao Tao lake.
A short drive south reveals the beauty of Pranburi, Pak Nam Pran, Sam Roi Yot and Dolphin Bay.
Completed in early 2021, the main house, Sala and guest house cover 440 sq metres, the raised terrace is 140 sq metres and the pool area has 68 sq metres of water.
Finally, Summer Breeze’s location is also just 500 metres from the new main line train station that will be completed shortly, enabling stress free travel in to the center of Bangkok in just a couple of hours.
Functionality – Taking Louis Sullivan’s famous architectural mantra of “form follows function”, “Summer Breeze” (SB) has been designed and refined to be as user friendly (and 100% disabled friendly) and practical as possible, to maximise the quality of life and benefits of living in the tropics.
Furthermore, only the highest quality materials and fittings have been used throughout, giving quality aesthetics and also to keep any future maintenance costs to a minimum.
Style – The influence of classical Greco-Roman architecture is evident in the beautiful symmetry of the façade and also the colonnade at the rear of the house, however, there any of the old order similarity ends.
SB is a bespoke, completely original 21st century open plan design with uncluttered clean lines everywhere and an orthogonal theme though out the design, giving the building balance, poise and presence.
Ground Works – Built on 97 piles with an extensive grounds drainage system it is also designed to withstand the monsoon rains and blistering sun of Thailand for many generations to come.
Orientation – SB has been deliberately positioned with the main house on an east-west axis to give a stunning view of turtle mountain (Khao Tao) and benefit from the beautiful sunrises over the mountains and sunsets behind the Sala.
This orientation also means that solar gain is nominal as nearly all the windows are shaded from direct sunlight (except deliberately the master bedroom and bathroom). All walls are 150mm thick Q Con G4 concrete blockwork giving excellent thermal and sound proofing qualities. The master bathroom is deliberately located in the south east corner to flood the bathroom with sunlight in the morning, a lovely way to wake up.
SB is also built over 1.5m above ground level to negate the risk of flooding, a common design fault on Moo Baan developments that are built near ground level to save on build costs.
Parking – The carport and courtyard have been designed so that 3 cars can drive in and park easily and also, with a simple 1-point turn drive out. No need to reverse out onto the road. Also designed so that you can walk from house to car (or car to house) and stay dry in the event of heavy rain.
Entrance Hall – Designed to stay cool with the high vaulted ceiling, it also has designer shoe stores to accommodate 80+ pairs of shoes.
Lounge – Designed so that there is never any glare on the TV screen, however, flooded with light throughout the day. The vaulted ceilings to the lounge, Sala, hallway and master bedroom all benefit from hidden LED lighting that beautifully illuminate the Canadian maple wood ceilings at night. The vaulted ceilings also serve to keep these areas cool.
Kitchen – Designed for perfect functionality and ease of use with every modern convenience, the contemporary Italian concealed handle cabinets also incorporate the kitchen work triangle principle in the layout.
Laundry – Hot water is supplied to the laundry sink and washing machine and there is also a Japin iWater filter system in the laundry room providing the highest quality drinking water.
Sala – Because SB is only 1 mile from the coast there is a near constant onshore/offshore gentle wind and the house plan and orientation has been designed to channel this through the Sala, hence the house name, “Summer Breeze”.
Swimming Pool – The pool has been deliberately designed to not just look great but at a constant 1.2m deep it is perfect for 2 people to do laps at the same time while benefitting from solar gain; a deep end means a cold swimming pool. Double spa seats are built into both sides of the steps.
Raised Terrace – The south side of the terrace is shaded in the afternoon if shade is required, due to the house orientation and arc of the sun. Also, a table tennis table can be stored easily in the pool store and the terrace has a large enough area to play table tennis.
Grounds – The gardens have been thoughtfully landscaped with the rear garden lawn being large enough to accommodate a badminton court and also including a hidden allotment/herb bed area. All the grounds and walkways can be tastefully illuminated at night, if required.
Bedrooms – 5 double bedrooms (including 2 in the guest house) open out directly onto the pool and terrace, 4 with en-suite bathrooms.
Staff Accommodation (Bedroom 6) – Finished to the high standards of the main and guest house, with aircon in the bedroom and hot water in the en-suite bathroom.
Study/office – This large area can easily accommodate 4 desks and can be used an extra king-size bedroom if required.

Design Time: A Labour of Love – The land was purchased in 2010 and over the following 10 years over 3,000 hours (at a very conservative estimate) was spent by the owner, a qualified and experienced Architectural Engineer, on this project. Furthermore, 2 other Architects were also employed as consultants over this period, to design and refine Summer Breeze into something very special.
This time was also spent to source one of the best builders in Thailand, as is evident on viewing.
